COMMERCIAL CARE
Commercial Gutter Cleaning Victoria
We clean gutters on multi-unit properties, retail buildings, and office spaces. Scheduled around your hours, insured work, documented results, and liability protection.

Gutters on a commercial property solve a different problem than gutters on a home. They’re not just protecting your own roof—they’re managing a building liability, shaping customer experience, protecting your tenants, and satisfying insurance expectations. When gutters fail on a retail storefront, water cascades onto the customer entrance. On a mixed-use block where ground-floor tenants operate independently, a clogged downspout sends water across shared walkways where someone slips. In a loading dock or parking area, water pooling becomes a safety issue and a maintenance headache. A multi-unit residential building needs gutters clear across every roof section so water drains away from every property, not just one.
Commercial properties across Victoria—the mixed-use blocks on Douglas Street, the Uptown retail strips, multi-unit residential complexes—present gutter challenges residential homes don’t face. A parapet roof creates a shelf where debris and water collect if gutters aren’t clear. Flat or low-slope roofs with rooftop HVAC units create narrow paths, dead zones, and access challenges. The roof itself might only be accessible through an interior stairwell or through a tenant’s space. On a multi-unit property, one gutter system serves multiple parties with competing interests—you need coordination, not just cleaning.
We handle commercial gutters as a scheduled maintenance service, working around your operating hours and coordinating with your tenants or building staff. After every cleaning, you receive documentation: what was cleared, condition photos, any damage found, maintenance recommendations. That record lives in your files as proof of due diligence and sits ready if your insurance company asks about drainage management.

Roof access on commercial buildings
A parapet roof, common on Douglas Street and Uptown blocks, requires work around the parapet edge itself. Flat roofs with rooftop units (HVAC, exhaust, antennas, satellite dishes) create obstacles and narrow working areas. The access point might be an interior stairwell, an exterior ladder, or occasionally through a tenant’s space—which means coordination in advance to avoid disruption.
We assess the roof configuration, bring the right equipment for your building’s specific layout, and work safely in whatever access scenario you have. Your staff doesn’t climb ladders. That’s our work, with our equipment, fully insured.

Multi-unit coordination and downspout routing
On a building where gutters serve multiple units or where downspouts route across shared areas, a single clog affects multiple tenants. We coordinate in advance, schedule at a time that doesn’t disrupt building operations, and trace downspouts all the way to their discharge point—customer entrance, loading dock, parking lot, buried drainage, splash block—so you know where water actually ends up and whether it poses a risk.
If a downspout problem needs repair, we flag it clearly so you can decide on scope and cost before water damage reaches a tenant’s space or your building’s foundation.

Documentation and liability management
After every cleaning, you get a complete record: what was cleared, condition photos, any damage found, recommendations for repairs. File it with your insurance company, share with your property manager, include in a maintenance audit. It documents that the building’s drainage system is being managed responsibly.
The difference between hoping gutters are fine and knowing they’re maintained is a single afternoon of scheduled work and a folder of records. We make that difference happen, working around your hours and respecting your building’s operations. Building owners and managers across Victoria trust us to keep gutters protected and documented—you can too.
How it works
How We Schedule a Building
Four steps, built around your site rather than around our route. Tell us what the building needs and we work to your access and your timing.
Send us the building
Address, storeys, roughly how long the perimeter runs, and who signs off.
Access is usually the deciding factor — parking, resident notice, gated lanes, anything that has to be arranged before a ladder goes up.
We price the site
The quote reflects the building in front of us, not a square-footage table.
Roof layout, height, the state of the runs and the coordination the job needs all feed into it. You get the figure before we schedule.
We work around the tenants
Nobody on site has to go up a ladder or move their car twice.
Runs cleared, downspouts flushed and flow-checked, debris carried off site the same visit.
You get it in writing
Whatever we find at the roof edge goes back to whoever arranged the work.
Loose hangers, failing seams, water pooling in a flat section — recorded plainly, so it can go in the maintenance file whether or not you act on it now.
Four steps, and your file is up to date.
- You send us the building.
- We send you the price.
- We clear the gutters.
- One more line comes off the maintenance list.

Got questions?
Commercial Gutter Cleaning — questions
How do you schedule around our business hours?
We work Monday through Friday, 8 AM to 6 PM, and coordinate scheduling with your building manager or tenants in advance. No disruption to your operations or building access.
What about multi-unit buildings with shared gutters?
We coordinate with all affected parties, schedule a time that works for your entire building, and document everything. We trace the complete gutter system to ensure water discharges properly from every unit.
Do you handle flat roofs and rooftop HVAC units?
Yes. Flat roofs with parapet edges, rooftop units, and non-standard access points are common on commercial buildings. We assess the access, bring the right equipment, and work safely around whatever's on the roof.
What if roof access is only through a tenant's space?
We coordinate access in advance with your building manager or the tenant. Building operations require planning, and we work within those constraints to minimize any disruption.
What if the downspout is clogged below ground?
We flush downspouts from top to bottom and clear blockages. If water still isn't draining properly, the problem may be buried tile, a basement connection, or a kink in the downspout itself. We diagnose and explain your options.
Do you provide documentation of the work?
Yes. We provide a record of what was cleared, condition photos, any damage found, and maintenance recommendations. File it with insurance, share with property management, or include in compliance audits.
Water is pooling on our customer entrance—why?
That suggests a below-grade drainage issue or a downspout not routing water away properly. We'll diagnose the problem and explain whether we can address it or recommend a drainage specialist.
How often should commercial gutters be cleaned?
Most commercial properties benefit from cleanings twice yearly—fall and spring. Heavy debris loads or dense tree coverage may require more frequent attention. We'll assess your roof and recommend a schedule.
Are you insured for commercial properties?
Yes. We're fully insured and WCB-registered. We bring all our own equipment and ladders, so there's no risk to your staff or building occupants.
Can you clean gutters in winter or difficult weather?
We work year-round Monday through Friday, 8 AM to 6 PM. Winter weather can present challenges—ice, reduced daylight—but we assess conditions and let you know whether we can proceed safely on your specific property.
