If the work touches limited common property—balconies, patios, fenced areas—residents get notice. Most buildings require formal notice; some let the property manager handle it. We work with your process.

When we need access to a balcony or patio, we give notice, confirm a time that works for the resident, treat their space with respect, and explain what we’re doing. If a resident refuses access, we document it and report it to the council. You decide how to handle it from there. Most residents appreciate the heads-up and see that the building is being maintained professionally.

Perimeter parking and access planning

Can you work without disrupting residents?

We schedule during business hours—Monday through Friday, 8 AM to 6 PM. We coordinate with the property manager to minimize noise and activity in common areas. We're in and out as fast as we can do the job properly. For low-rise blocks, that's usually one day. For larger complexes, we'll schedule strategically to keep impact manageable.

Do we need a formal quote for council approval?
